Serrano 232 is a new multi-storey building in central Santiago, Chile, developed by Studio Lauria with the local practice 66 Arquitectos. Initiated between 2018 and 2019 for Costa Pacifico Ltda, the project covers approximately 7,200 square metres and addresses urban densification through a varied mixed-use programme.
The building accommodates recreational spaces for the association that owns the site, several commercial uses and approximately eighty apartments. The residential units are distributed vertically and arranged along the length of the plot. Combining collective, commercial and residential uses moves beyond the model of a single-purpose building and contributes to the life of the neighbourhood at different times of day.
The main façade is defined by coloured concrete fins that give the urban elevation depth and rhythm. Fruit trees integrate planting into the architecture and make the project’s environmental approach visible. The design is based on bioclimatic principles and energy-saving strategies.
At Serrano 232, sustainability is understood not as the simple application of technology, but as a balance between density, residential quality, greenery and varied urban relationships, resulting in a solution specific to Santiago’s climatic, social and geographical conditions.
Aware of the challenges of globalisation, we draw on Italian creativity to develop projects that respect and enhance local identities and cultures.
